WRONG TITLE NUMBER ON A NOTARIZED DOAS. NOW WHAT?

What happens if you typed the wrong Title Number in the Deed of Absolute Sale?

The DOAS is already notarized. The BIR eCAR is already issued. Then the Registry of Deeds catches the typo.

Don't panic. A wrong title number doesn't mean redoing the whole transaction.

If the eCAR already has the correct title number and the DOAS is the only document with the error, the RD may let you correct it instead of starting over.

Here's roughly how that goes:

1. The lawyer who notarized the DOAS prepares an Affidavit of Correction. The lawyer signs as affiant, not the broker.

2. Bring the original DOAS back to that same notary and walk them through the error.

3. Correct the title number the way the RD requires, with the notary authenticating the correction.

4. The original notary signs the Affidavit of Correction, but a different notary has to notarize it, since a notary can't notarize their own document.

5. Submit everything back to the RD.

One caveat: this isn't a fixed procedure. It depends on which RD you're dealing with, what kind of error it is, and whether the mistake shows up in other documents too. Always ask your RD what they specifically want before you correct anything.

What I took from this:

1. Run a checklist before signing: title number, names, civil status, property description, dates, consideration.

2. Get a second person to review the document before notarization. You can also use AI as an extra set of eyes to catch inconsistencies or missing details.

3. Pick a notary who's still reachable after the fact. You'll want that if something needs fixing.

And maybe read the title number one more time before you sign.
