In a gated village, the house is often a bonus. The land carries the price.

We went through every house-and-lot and lot listing posted online in the last 12 months across 60 Metro Manila villages and 14 provincial estates.

We kept only the listings priced as land: vacant lots, and old or “liveable” houses that sellers are really pricing as a lot.
