Utility Transfers: The Extra Mile That Sets Brokers Apart
Transferring a property doesn’t end with handing over the keys and the new title/tax declaration. One often-overlooked task is updating utility accounts to reflect the new owner's name. It may seem minor, but assisting your clients with this step can leave a lasting impression—and set a higher standard for brokerage service.
Here’s how to help your buyers navigate the process for Manila Water and Meralco:
Manila Water – New Water Service Application
(Note: Manila Water currently doesn't do simple name transfers. They treat it as a new connection.)
Step 1: Settle the Outstanding Balance
– Ensure the latest bill is paid. It’s best to submit the application right after the most recent meter reading.
Step 2: Email the Required Documents
Send to: info@manilawater.com
Two valid IDs of the new owner
Proof of ownership (e.g., Deed of Sale or Title)
Proof of billing address (current water bill will do)
Barangay clearance stating “new water service connection”
Step 3: Wait for Feedback
A Manila Water representative will email back the application form and a breakdown of the charges once the documents are reviewed.
Meralco – Transfer of Service
Recommended: Visit your nearest Meralco Business Center for faster processing.
Bring the Following:
1. One valid ID of the new owner
2. Proof of ownership (Deed of Absolute Sale or Title)
3. Load Declaration Form (available onsite)
4. Payment for bill deposit (may be offset by the existing deposit)
5. Authorization letter, if someone else is processing on behalf of the owner
Helping clients with these post-sale details isn’t required—but it’s the kind of thoughtful service that gets remembered. A small effort for you, a big relief for them.
