JPRE ZONAL VALUE FINDER - CABARZON
Good news!
We finished the JPRE Zonal Value Finder for Cavite, Laguna, and Batangas over the weekend.
The new finder includes zonal value records for many of the South’s well-known residential areas, including Punta Fuego, Kawayan Cove, Nuvali, and Ayala Westgrove Heights.
A word of caution when searching large developments such as Nuvali: the estate spans several barangays and cities, so your search may return different zonal values depending on the property’s exact location, RDO, and classification. Ayala Westgrove Heights, for example, is in Silang, Cavite, while Nuvali extends across Sta. Rosa, Calamba, and Cabuyao in Laguna.
Sometimes, even after checking the available BIR records, it may still not be obvious which of several entries should be used. When that happens, I personally use the highest applicable zonal value for my computations. It’s the more conservative approach and helps avoid underestimating taxes or transaction costs.
You should still confirm the property details and check personally with the BIR, but when there’s genuine ambiguity, I’d rather compute using the higher figure.
