INCLUDE A PARKING SLOT?

It’s a question that comes up often: Do you really need a parking slot when buying a condo unit?


At first glance, the answer seems obvious. Parking slots in Metro Manila are pricey—ranging from P1 million to as high as P4 million per slot. That’s roughly P80K to P320K per sqm—for bare concrete. No wonder many buyers shrug it off and think: “I’ll just rent when I need it.”


But let’s look at what the data actually says.


What the Numbers Show


Using secondary market sales data from 2020 to 2025, we examined how many buyers purchased units with parking.


+ Studio Units: 13% – 64%


+ 1 Bedroom: 39% – 75%


+ 2 Bedroom: 82% – 98%


+ 3 Bedroom: 91% – 100%


Across the board, that means 76% of all condo buyers on average secure parking along with their unit.


Key Insight: The bigger the unit, the higher the likelihood that buyers insist on parking.


+ For 2-bedroom condos, between 82% and 98% of future buyers will want a slot.


+ For 3-bedroom units, it’s practically a certainty at 91% to 100%.


Why? Because these units attract families who not only need the extra rooms—but also own cars. In contrast, the few 2–3 bedroom condos that sold without parking slots were mostly in more affordable projects (e.g., DMCI) or locations outside major CBDs.


How This Affects You as a Buyer


If you’re buying at least a 2-bedroom condo, think ahead: chances are your future buyer will demand parking. Skipping it today may mean a harder resale later—no matter how attractive your unit’s price is.


This is exactly why some 2-bedroom condos, even if priced below market, still sit unsold: they don’t come with parking.


The Trend Moving Forward


And let’s be real: with worsening traffic (hello, EDSA rehab), reliance on private cars is only intensifying. Which means the demand for parking will likely rise even further. Just look at the car sales growth in the country.


Bottom line: For studios and 1-beds, parking can still be optional. But for anything larger, parking is a resale safeguard.
