A few days ago, I sold a camera online. I wanted to unload it quickly, so I checked the going rates. Prices hovered around P25K, with a few lower listings. I priced mine at P25K, aiming to close at P23K.
Within 12 hours, around 15 people messaged me: “Last price?” I said P23K. By morning, another inquiry came in. Same question. Same answer. This time, the buyer didn’t haggle. He just said: “Okay, I’ll get it.”
That afternoon, he came over. Quick small talk. Routine inspection. Scratch? He noted it but didn’t flinch. 15 minutes later, cash was in my hand. Only then did I realize—he was a reseller.
Here’s the parallel to RE:
+ He knew the market. With one look, he knew what was fair and what was profitable.
+ He knew what mattered. Scratches? Fine. He already calculated the margin.
+ He was liquid. No scrambling for funds. Cash in hand, ready to close.
RE works the same way. The best buyers:
+ Spot opportunities instantly—because they’ve studied enough to know what numbers make sense. They don’t get fooled by ad phrases like “Fire Sale!”—because those are almost always noise.
+ Negotiate once. If it doesn’t work, they still move fast and lock it in.
+ Know which property issues are fatal and which ones are solvable.
+ Have funds ready. Paperwork wrapped up in a few weeks. No “let me just liquidate my investments.”
Most people miss good deals because they h
esitate. They focus too much on squeezing the maximum discount. By the time they’re ready, the deal is already gone—snapped up by someone who was prepared.
The truth is, REAL good deals don’t wait. They don’t announce themselves. They get taken—fast, often before they even reach FB Marketplace. Case in point: during the pandemic, a 118-sqm unit in Proscenium sold for just P20.5M—and the deal was closed within 2 weeks.
But here’s the kicker: you don’t always need a “steal.” Even fair deals build wealth. Unlike gadgets or cars, land and prime property don’t replenish—and scarcity does the compounding for you, as long as you’re not chasing quick flips.
In RE, the winners aren’t the ones who wait forever for a perfect deal. They’re the ones ready to move when a fair deal comes their way.
