Three months in — here’s our honest verdict after using ChatGPT daily in real estate.
How We Actually Use It
1. Meeting Minutes
Type rough notes, and ChatGPT turns them into polished, professional minutes in seconds.
2. Scribbles to Posts
Jot down half-baked thoughts for a daily post, and it transforms them into complete, publish-ready content—including the cover image.
3. Quick CMA Checks
Ask, “How much is a 2-bed in The Proscenium now?” and get average prices. Caveat: always verify.
4. Contract Proofreader
Upload a draft contract and let it scan for inconsistencies or errors.
(Tip: use precise prompting like “make a full audit.”)
5. Clause Translator
Tell it what your client wants to add to a contract, and it will draft a legally-worded version you can refine with your lawyer.
6. Diagnostics
Example: take a photo of ceiling stains and ask, “What could cause this?” It will suggest likely causes and possible next steps.
7. Summarizer
Paste any document and have ChatGPT produce a concise “Cliffs Notes” summary highlighting key points for easier client understanding. You can even attach this summary as a cover page to contracts for quick reference.
Problems
1. Data Analysis
Once, we asked ChatGPT to analyze Excel sales data. It confidently concluded that a certain market segment was “doing well,” when in fact, it was the opposite. When pressed to explain its basis, it admitted the conclusion wasn’t actually supported by the data.
2. CMAs
For Comparative Market Analyses, always cross-check the listings it uses. We once asked for Courtyards at Vermosa (an ALP project) pricing—it pulled Avida Vermosa properties too, skewing the average.
3. Legal Basis
ChatGPT can cite specific laws or cases to support an argument, but sometimes the references turn out unrelated or inaccurate upon verification. Always double-check before relying on them.
Verdict
ChatGPT has its quirks, but there’s no denying it has made our work significantly easier. Used properly, it saves time, polishes output, and enhances client communication.
If it keeps improving at this pace, it WILL SOON REPLACE a lot of office roles.
