In RE, the word “luxury” gets tossed around a little too freely. Many developers slap the label on their projects—not necessarily because it fits, but because it helps with marketing. But what truly separates a premium residence from the rest?


Here are 10 filters I use to determine whether a condo deserves the title of ULTRA LUXURY. These aren’t hard rules—they’re a set of indicators based on the positioning and features of existing projects in the market. You're welcome to disagree, but these might help you assess whether the premium price tag is truly justified.


1.⁠ ⁠It belongs to the developer’s top-tier brand.

If the developer operates multiple brands, the project should fall under their flagship line.


2.⁠ ⁠Low density: No more than 4 units per floor.

True luxury values privacy.


3.⁠ ⁠Prime, central location.

The development must be in or near a key business district and offer excellent accessibility.


4.⁠ ⁠Amenities are impeccably maintained.

Top-tier condos treat common areas like extensions of a five-star hotel—gyms are equipped with the latest machines, pools are spotless and inviting, and even the ground floor restrooms are consistently clean and well-kept.


5.⁠ ⁠Gated entrance or private driveways.

A layer of exclusivity and security that distinguishes true high-end developments.


6.⁠ ⁠At least 2 parking slots per unit.

Anything less is a compromise. Buyers at this level often own multiple vehicles, and ample parking is a basic expectation—not a bonus.


7.⁠ ⁠Generous ceiling height (above 2.8 meters).

It’s a small detail that makes a huge difference in space and feel.


Did I miss anything?


Ultra luxury is not just about what’s on paper—it’s about how a space feels when you walk into it. But if a project doesn’t check most of the boxes above, then maybe—just maybe—it’s not really “ultra-luxury” after all.


Business class is still a premium experience—but first class is in a league of its own.
