If there’s one thing I’ve noticed, it’s that many new condo owners aren’t sure what to look for when developers finally hand over the keys. Here’s a quick checklist to help you catch issues before signing off.
🧱 Walls, Floors, Ceilings
Look for cracks, uneven paint, or stains. Tap tiles with a coin—if it sounds hollow, it might pop later. Step barefoot to feel for bumps or dips. Check ceilings for leaks or discoloration.
🚿 Water & Plumbing
Turn on everything—faucets, showers, toilets—all at once. Watch for pressure drops or slow drains (cement residue is common). Pour water into balcony and shower drains. Use toilet paper to detect hidden leaks behind toilets or under sinks.
⚡ Power & Electrical
Bring a charger or socket tester. Test every outlet and switch. Check if breakers are properly labeled and working.
🌬️ Ventilation & Air-Con
Use tissue to test exhaust fans—if it’s pulled in, airflow’s fine. For air-conditioning units, look for yellowing, or leaks after running for a few minutes.
🪟 Doors & Windows
Open every panel. Doors shouldn’t scrape floors; windows should slide smoothly and lock tight. Spray a little water along frames to test for leaks.
🧰 Fixtures & Cabinets
Inspect hinges, handles, and cabinet doors for rust or misalignment. Check countertops for cracks or chips.
🧼 Final Sweep
Before leaving, check for cement dust, paint splatter, or missing items—keys, manuals, fire alarms, remotes. Take photos for documentation.
